For San Antonio commuters, neighborhoods on the west and south sides of New Braunfels work best, including Vintage Oaks, Copper Ridge, The Preserve, Rockwall Ranch, and Lewis Ranch, many of which let you cut through Garden Ridge and skip the worst of I 35. For Austin commuters, look north and east at Havenwood, The Pinnacle, and Mayfair, or consider San Marcos communities like La Cima and Blanco Vista, which put you 20 minutes closer to Austin every single day. The right pick depends on your destination, not just the neighborhood itself.

If you're moving to New Braunfels and working in San Antonio or Austin, the neighborhood you pick will make or break your day, your week, and your overall lifestyle.
And here's what nobody tells you when you're house hunting from out of state: the drive time Google Maps shows you at noon is completely different from what you'll actually drive during rush hour. We're Drake and Michelle Carter with The Carter Team at Keller Williams Heritage, we drive these roads every day, and this is the on the ground picture a maps app can't give you.
Quick context before we rank anything. New Braunfels and the surrounding Hill Country sit right between San Antonio and Austin, which is exactly why so many people move here. You get Hill Country living and you can still keep a job in either metro. But the area has grown in every direction, and not every direction gets you to the highway the same way. A neighborhood 7 miles from downtown New Braunfels can add 15 to 20 minutes to your commute depending on how it connects to I 35, Highway 46, or 281. Best neighborhoods if you're commuting to San Antonio
We'll walk this from the west side of the market over to the east, starting with the San Antonio side of the equation.
Vintage Oaks is one of the most searched communities in our market, sitting between Spring Branch and New Braunfels off Highway 46, east of 281. Google Maps often thinks it's in Canyon Lake. It's not, though it's close enough to share a similar commute. Plenty of residents love it precisely because they commute to San Antonio. The knock on it is that it feels far from downtown New Braunfels, but the flip side is that Vintage Oaks has built its own sense of community inside the neighborhood. If you know someone who lives there, they're actively recruiting you to join them. It's a whole vibe. Hear the honest case for and against Vintage Oaks at 1:20.
Copper Ridge is the only gated community in New Braunfels with a guard. You get Hill Country views similar to Vintage Oaks, but it sits a little closer to town. One thing we tell every buyer looking at these larger acreage communities: where you sit inside the neighborhood matters. If your lot is in the back, you can add 10 to 15 minutes just getting out the gate.
The Preserve solves that problem. It's a smaller gated community known for beautiful homes and functional layouts, with flatter lots and mature trees. It feels less Hill Country than Copper Ridge, but the in and out is quick.
Don't sleep on the neighborhoods tucked off Highway 46 either. Mission Hills Ranch has a gated section with acre lots, and Manor Creek homes are typically very well kept. Head down FM 1863 and you'll find smaller pockets like Mission Valley Estates alongside the much larger footprint of Rockwall Ranch, a gated community with bigger homes. We've had clients move to Rockwall Ranch and love the peace and quiet, and others who felt it was too far from town. For a San Antonio commute, it earns a serious look because you can drop down through Garden Ridge and avoid I 35 for the first stretch of your drive.
Two more worth knowing. Waldsanger, the new kid on the block out past Vintage Oaks, is all new construction on acre plus lots with some genuinely impressive layouts, and depending on whether you take 281 or cut through Garden Ridge, the San Antonio commute isn't bad. And then there's Lewis Ranch, which nobody ever talks about, which is exactly why we're bringing it up. Lots run over 2 acres, every home is custom, and the feel is unlike anywhere else in our market. Best neighborhoods if you're commuting to Austin
Now flip the map. If Austin is your daily destination, everything changes. The neighborhoods that work are the ones that get you onto northbound I 35 quickly without making you fight across town first. Watch the conversation flip to Austin commuters at 4:22.
Havenwood sits on the northwest side of New Braunfels, but the way it connects gives you a reasonable shot at Austin without getting stuck in town. You're trading some drive time for acreage and a gated lifestyle, but for an Austin commuter who wants the Hill Country, it's one of the better fits. Classy acre lots, mature trees, and again, think about lot placement inside the neighborhood.
The Pinnacle, close to Havenwood, is one of those neighborhoods that doesn't get talked about much at all. North side of New Braunfels, quick easy access to I 35, beautiful homes, and a more relaxed, established feel.
Mayfair is another strong Austin option. It sits on the east side of I 35 today with plans to expand west, and the connection to northbound 35 is really clean. You can be on the highway in a couple of minutes, already pointed the right direction. As a master planned community it means smaller lots, but you get schools, parks, pools, and even a Costco inside the neighborhood. Builders are just getting started there, so if Mayfair interests you, the early window is now. One word of advice for any master planned community right now: plan to hold the home for 7 to 10 years, because if you sell sooner you'll be competing directly with the builder and their incentives. The Austin commuter tip most people miss: San Marcos
Here's something we tell every Austin commuter who comes to us. Don't rule out San Marcos. People moving to this area assume New Braunfels is the answer, but if Austin is where you work, San Marcos puts you 20 minutes closer every single day. La Cima, on the west side of San Marcos, is one we love: great Hill Country views, an easy hop onto I 35, newer construction at various price points, great builders, and an amenity center that has to be seen. Even closer to Austin is Blanco Vista, an established neighborhood right off I 35 on the north side of San Marcos. The right neighborhood depends on the right destination
That's the biggest point we can make. There's no single best neighborhood in New Braunfels for commuters. There's a best neighborhood for a Medical Center commute, a different one for a 1604 tech corridor job, and a completely different answer for downtown Austin.
