Which Underrated Neighborhoods Should New Braunfels Buyers Know About?

New Braunfels is booming, and most relocating buyers come into the conversation already focused on the big master-planned communities: Mayfair, Veramendi, Vintage Oaks, Meyer Ranch. Those are great communities. But they get all the marketing budget and all the buyer competition. The honest reality is that some of the best value, character, and lifestyle in the area sits in neighborhoods that locals know about and most relocating buyers never hear of. We toured four of them. Here's what makes each one worth your shortlist.

1. Oakrun: West Side Family-Friendly With Mature Trees

Drake covers Oakrun at 0:35. Back in 2015, Oakrun was the place to be in New Braunfels. Then the master-planned wave hit and Veramendi pulled all the buzz. The good news for buyers today: Oakrun got overlooked, which means you can still find genuine value here.

What you get: larger lots than typical master-planned product, quality builds (many by Perry Homes), and mature trees that actually shade the home. In Texas summers, that mature tree canopy is a daily quality-of-life factor people don't think about until they live without it.

Location: west side of New Braunfels, close to Loop 337, the second H-E-B, and walking trails, parks, and restaurants. Price range: $400,000 to $600,000 depending on home size. Amenities include tennis courts, pickleball courts, basketball courts, community pool, and a park for the kids.

Why we like Oakrun: it's an established neighborhood with mature trees, varied lot sizes, real community feel, and a price point that buys meaningfully more than what you'd get in a comparable master-planned community.

2. Enclave at West Point Village: Gated With a 55+ Section

Michelle covers the Enclave at 1:32. This is a gated community that blends modern and traditional home styles in a quiet, secure environment. Wider streets, real privacy, and one of the better-kept secrets in New Braunfels.

Who it fits: buyers looking to upgrade from a starter home, AND retirees specifically. The community has a 55-and-up section that's particularly attractive for buyers in that life stage. The gated entry, easy Loop 337 access, and proximity to FM 46, Walnut Avenue, H-E-B, and the surrounding shopping make daily errands simple.

Price range: $400,000 to $650,000.

3. Mission Valley Estates: Acre+ Lots With No HOA

Drake walks Mission Valley at 2:14. This is the neighborhood you won't hear about because the homes rarely hit the open market. Most sales here happen off-market, and many homes stay in the same family for generations.

Tucked off FM 1863, Mission Valley Estates offers acre+ lots, mature trees surrounding each home, and real privacy. The biggest functional advantage: no HOA. That means freedom to add a workshop, a casita, RV storage, or whatever fits your lifestyle without architectural review committee approval.

Price range when homes do come up: $400,000 to $700,000 depending on what's been done with the property.

Real talk: if you ever see a Mission Valley home pop up, move fast. They don't sit, and you're competing with the kind of buyers who already know what this neighborhood is.

What makes River Tree different: only 6 streets, all with access to a private river park. Inside the community: a 4-acre river park with a private boat ramp, a community pool, a clubhouse, and tennis courts that double as pickleball courts. The trees are mature, the layout feels intentional, and the river access turns this into a community where summer weekends become the whole point of living here.

Locations: super close to I-35 with quick access to San Antonio and Austin. Not far from Gruene either, which means the small-town festival energy is right there if you want it.

Home variety: from fixer-uppers in the high $200s to fully renovated turnkey homes near $500k. Price range: $275,000 to $475,000. The community feel is tight-knit, mixed across retirees and young families, with regular community events.
