Highland Homes at Mayfair: A Deep Dive Into One of New Braunfels' Hottest Master-Planned Communities
Mayfair is one of the fastest-growing communities in New Braunfels, and Highland Homes is one of the major builders driving that growth. If you're exploring new construction in Comal County and Mayfair is on your list, you need to understand what Highland Homes communities look like, what price point they hit, and whether the community actually aligns with your priorities. Drake and Michelle Carter recently toured one of the Highland Homes model homes in Mayfair and walked through what buyers are seeing on the ground.

What You Get: The Highland Homes Experience at Mayfair
Drake and Michelle step through the model at 1:09. The home they're touring is roughly 2,500 square feet, three bedrooms, two-and-a-half baths, with an open floor plan that Highland uses as a signature move. The finishes are solid mid-range: upgraded cabinets, laminate or quartz countertops depending on the model, 42-inch cabinet height (which is standard in their homes), and tile flooring in all wet areas. The exterior is brick and stone veneer, typical of the builder's product.
Lot sizes at Mayfair in this pocket range from about 0.15 to 0.3 acres. That means shallow backyards and tight setbacks. If outdoor space is critical to you, Highland Homes at Mayfair isn't going to give it to you. The trade is density and affordability: smaller lots mean lower entry prices.
Price Point
See the breakdown at 2:22. Highland Homes at Mayfair sits in the mid-$300s to low-$400s for most models. Starting prices hover around $345,000 to $375,000 depending on lot location and exact floor plan. Upgraded models or homes with premium lot locations can push closer to $450,000 or more. When you add builder incentives (which are active right now), the effective price comes down. Buyers in 2025 are seeing incentive packages that can be worth $30,000 to $50,000 or more depending on market conditions.
Who It's Good For
Drake and Michelle assess the fit at 3:40. Highland Homes at Mayfair works best for: (1) first-time buyers or move-up buyers who want to break into new construction without stretching too far on budget; (2) investors buying for rental purpose (short-term rentals are allowed in Mayfair per Drake and Michelle's update); (3) buyers who don't care about large outdoor space and prioritize walkability and HOA amenities instead; (4) people relocating to New Braunfels on a timeline — these homes are ready to close in 3-6 months, not 12-18 months.
It's probably NOT the right fit for: buyers who want large homes on larger lots, buyers who want highly customizable finishes, or buyers specifically looking for low-HOA-cost communities. Mayfair's HOA runs around $150-$200 per month depending on which section, so factor that into your monthly costs.

The Real Take
Highland Homes at Mayfair is a solid entry point into New Braunfels homeownership, especially if you want new construction certainty and mid-range pricing. It's not for everyone — if you want land, customization, or small-town quiet, there are other neighborhoods in Comal County that will serve you better. But as a turnkey, walkable, HOA-managed community with recent inventory and active builder incentives? It's worth a tour. Seeing it in person, understanding the lot sizes, and talking through the HOA costs will give you a much better sense of whether it's the right community for you.
