Should You Buy Toll Brothers at Mayfair in New Braunfels?

Toll Brothers at Mayfair is a strong choice for buyers who want luxury new construction with real customization in a master-planned community that's still in year one of a 10-year build out. The model home on the 60-foot lot section is a 4-bedroom, 4.5-bath, 2-story plan with 20-foot vaulted ceilings, a downstairs media room, an upstairs flex loft, and a primary suite with separate vanities and his-and-hers walk-in closets. Buying year-one in Mayfair means you ride the appreciation curve as the builder raises prices 5 to 15% annually, AND you currently get builder incentives up to $25,000 in closing costs and a 2-1 buy down starting at 2.99%.

Mayfair is one of the most anticipated master-planned communities in the Texas Hill Country, and Toll Brothers is one of the headline builders inside of it. We toured the Toll Brothers model home on the 60-foot lot section and walked away with a clear picture of who this build fits, where the upgrades hide, and why getting in during year one specifically matters for long-term value.

First Impression: Twenty-Foot Vaulted Ceilings

Drake and Michelle walk in at 0:20. The first thing you notice is the height. The model has roughly 20-foot vaulted ceilings in the main living space, which gives the home a meaningfully different feel from production builders who typically max out at 10 to 12 feet. The other surprise: Toll Brothers is more customizable than buyers usually expect. If you see a feature you want adjusted in the model, they can typically modify it for you on your build.

Floor Plan Snapshot

The model is on a 60-foot lot section. As built, it's 4 bedrooms, 4.5 bathrooms, an office, and a media room. The office can be converted to a fifth bedroom and the upstairs media room can be converted to open flex space. One smart Toll Brothers signature: they always put a secondary bedroom on the first floor. So you get the multi-generational benefit of a one-story setup (a guest or in-law bedroom on the main level) without giving up the square footage of going two-story.

Kitchen and Living Areas: Where the Upgrades Stack

Drake walks the kitchen at 2:04. Key features in the model that are worth knowing about (and pricing out as upgrades):

Waterfall granite island, gas cooktop with built-in griddle, coffee nook tucked into a kitchen corner to keep small appliances out of sight, sliding glass doors connecting indoor and outdoor living, floating cabinets under the media center in the great room, and a media room hidden behind the main living wall. None of these are guaranteed standard. Walk the model with the upgrade list in hand and confirm what's base versus optional, because builder incentives can move pricing on these upgrades quickly.

The dining room is wider than typical, which makes a real difference for families with three plus kids. Tight dining rooms are one of the most underrated frustrations in production builds. Toll Brothers solved that here.

Upstairs: Media Room and Flex Loft

The media room can be configured a lot of different ways. The model uses a flat screen on the wall, but a projector with theater-style elevated seating and a blackout build-out is the dream version. Pro tip: the wine fridge and built-ins you see in the model media room are upgrades. Track everything you fall in love with as you walk the model and ask for an itemized upgrade list before you contract.

The loft on the second floor is the flex space. It works as game night space for adults, a kids' play zone (toys stay out of the main living areas), or a teen study/computer area. For families balancing remote work and growing kids, this kind of flex space pays off in real ways.

Primary Suite: Separate Vanities Are the Underrated Win

Primary bath details at 5:43. Giant soaking tub, walk-in shower, separate water closet, his and hers walk-in closets, and the feature Michelle highlights as her favorite: separate vanities. For couples where one partner has a daily routine that requires hair tools, makeup, and counter real estate, separate vanities solve a friction point most production builders skip.

Why Year One in Mayfair Specifically

Drake and Michelle break down the year-one math at 6:54. Mayfair is a 10-year build out and right now is year one. That timing matters for two reasons.

First, builders typically increase home prices 5 to 15% each year as a community matures. If you buy in year one, you ride that appreciation curve as the community builds out. The same floor plan you buy this year for $X will likely be priced 30 to 50% higher by year five.

Second, the strongest incentives happen early. Right now Toll Brothers and other Mayfair builders are offering up to $25,000 toward closing costs on move-in ready spec homes, plus a 2-1 buy down structure (interest rate starts around 2.99%, jumps to 3.99% in year two, then 4.99% in year three before settling at the note rate). That kind of rate buy down materially lowers your first three years of payment.

If you do buy in year one, plan to hold the home for 5 to 7 years to fully capture appreciation. Selling earlier means competing with builders who are still offering aggressive incentives to new buyers in your community.

Mayfair Community Features Worth Knowing About

Beyond the build, Mayfair invests in community in ways most master-planned developments don't. Highlights:

Dedicated community event planner running regular activities (floral arrangement classes, charcuterie board nights, public events like Mayfest), on-site elementary school open, Costco coming in, future high school in 3 to 4 years, planned amphitheater for concerts, eateries, bars, and night life all built into the community plan, and easy access to San Antonio, Austin, San Marcos, and downtown New Braunfels (10 minutes from many parts of town).

Who Toll Brothers at Mayfair Fits

Right fit if you want luxury new construction with real customization (not just floor plan options from a catalog), you can hold the home 5+ years to capture year-one appreciation, you want a master-planned community with strong amenity programming, and you appreciate having a downstairs guest bedroom for visiting family.

Wrong fit if you want a more established neighborhood with mature trees, you don't want to deal with active construction in the surrounding area for the next several years, or you're trying to build under $500,000 (Toll Brothers price points generally run higher).
