Drake starts on the east side of I-35 at 0:41. Walnut Heights and Palace Heights are the two main neighborhoods here — homes built primarily in the 1990s to early 2000s, with good bones and meaningful room to upgrade. Palace Heights skews a bit older. Both are well-positioned inside New Braunfels city limits and offer the kind of lot sizes that allow for real outdoor living. Off Highway 306: Country Hills, Royal Forest, Gruene Haven, and Oak Grove

Country Hills is the standout. Homes were built in the 1990s and prices range from $300,000 to $600,000 depending on how much has been updated. On the Hill: Oakwood Estates, Oak Cliff Estates, and Mission Oaks
