Seguin sits on the Guadalupe River in Guadalupe County, about 35 miles east of San Antonio and 30 miles southeast of New Braunfels. It's the county seat, home to Texas Lutheran University, and one of the original German-founded cities of Central Texas — established in 1839, a few years before New Braunfels.
The historic downtown square carries its history without forcing it. The courthouse anchors the square, local restaurants and shops fill the surrounding blocks, and the giant fiberglass pecan sculpture stands in the plaza with complete confidence. Seguin is the most accessible price point in the Hill Country corridor, and buyers who've watched New Braunfels and Bulverde appreciate are making their move here while the value remains.

Max Starcke Park & Lake Seguin — 240-acre city park on the Guadalupe River. Lake Seguin offers fishing, paddling, and swimming. Plus an 18-hole disc golf course, athletic fields, picnic areas, playgrounds, and an outdoor concert stage.

What to Know About the Market
Seguin offers the most square footage per dollar of any city in this corridor. The market breaks into two segments: established neighborhoods near downtown and the university (older homes, larger lots, more character) and newer construction communities along Highway 123 and the I-10 corridor (more predictable condition, HOA amenities, family-oriented).
The market is less competitive than New Braunfels or Bulverde — buyers typically have more time, less pressure, and more negotiating room, especially in the $250K–$400K range.
