If you want real space in New Braunfels, ten acreage communities consistently deliver at least an acre: Riverchase, Vintage Oaks, Copper Ridge, Havenwood, Rockwall Ranch, Wagner Ranch, Oxbow on the Guadalupe, Eden Ranch, Mission Hills Ranch, and Hunter Creek. They range from a $300 a year HOA with a private river park to gated communities with exotic wildlife and five acre minimums, and current prices run from the low $400,000s to $2.5 million. The right one depends on how much land you want, how close to town you need to be, and how much community life you want built in.

Not everyone moving to New Braunfels wants to live ten feet from their neighbor. Some of you want an acre. Some of you want a lot more. The good news is that this market has more acreage options than most people realize, and they are not interchangeable.

We're Drake and Michelle Carter with The Carter Team at Keller Williams Heritage, and we work these neighborhoods every day. Here's the honest, on the ground rundown of ten communities where you can own at least an acre and build something that actually feels like yours.

Acreage community vs raw land: what you're actually buying

Before we get into the list, it's worth understanding the trade you're making. Raw land sounds appealing until you're three months in and realizing you need a well, a septic system, a driveway, and a full set of utility hookups before you've even broken ground on the house.

In an established acreage community, a lot of that infrastructure is already figured out. Underground utilities, paved roads, and water access vary by community, but you're starting from a much better financial position. You also get deed restrictions that protect you, so a neighbor can't put up a metal building or park twelve cars in the front yard next to the custom home you just spent serious money on. And then there's the piece nobody puts a price on: community. A lot of our acreage buyers move here from big cities specifically because they want space, but they still want to know their neighbors. The communities on this list give you both.

10 New Braunfels acreage communities worth knowing

Riverchase keeps coming up because it earns it. You get one to five acre lots off 306, between New Braunfels and Canyon Lake, and the amenity package is genuinely hard to beat: a pool, a fitness center, tennis, disc golf, and a 58 acre private river park on the Guadalupe. HOA dues are only $300 a year, which is remarkable for what you get. It's a custom built community with lots at multiple price points depending on size and location, and current prices start around $650,000 and go up to $1.5 million. Vintage Oaks is a thing of its own. It's a 3,900 acre neighborhood with a standout amenity center, a lazy river, miles of trails, and a fitness club. HOA dues run about $825 a year, and there are no city taxes. What actually sets it apart, though, is the social life. There's a year round event calendar with a summer concert series, fitness expos, Easter egg hunts, holiday events, bunco clubs, and wine clubs. Residents don't just love it, they drag their friends out to live there too. If you want acreage and you also want to know your neighbors, this is the one. Prices start just under $700,000 and climb past $2 million.

Copper Ridge is the only guarded community on this list, with a gate and an actual guard at it. It's off Highway 46 and known for its views from nearly every direction, with a pool, tennis, basketball, and a park. Building standards here are strict, so keep that in mind, but those same standards keep property values high. Prices start just over $800,000 and go above $2 million. Havenwood is gated, wooded, and built on one plus acre lots. It's close enough to I 35 that your commute doesn't take a hit for the space you gain, with mature oaks throughout, luxury custom homes, and easy proximity to shopping and dining in New Braunfels. If you need to stay near the corridor but still want acreage, this belongs on your list. Prices currently range from $750,000 to $1.15 million.

Rockwall Ranch is also gated and feels more tucked away. This isn't just acreage on a subdivision grid, it has a real neighborhood feel and it's covered in trees, so if you want a wooded setting this is a strong option. It has a fishing pond and a clubhouse, and the homes tend to run large. Some are older and dated, which actually works in a buyer's favor right now. You can get into a well built home on a spacious, tree covered lot and update it on your own timeline. Prices range from $700,000 to $2.5 million.

Wagner Ranch is for the buyer who wants more room. Home sites start at five acres in this gated community, and it's home to over 200 exotic animals, hardwood trees, big views, and real privacy. There's great topography out here, and it feels prestigious. Homes rarely come up for sale, but when they do, prices currently range from $1.9 million to $2.5 million.

Oxbow on the Guadalupe is small, intentional, and positioned right on the Guadalupe River. Lots are at least an acre, with underground utilities, no city taxes, mature trees, and bluff river views for days. It's an intimate community that doesn't turn over often, so if river frontage is your non negotiable, this is one to watch. Prices depend heavily on whether you land a waterfront lot, and can run from $900,000 to $1.9 million.

Eden Ranch is the pick for buyers who've done their research, know what they want, and aren't interested in paying for amenities they'll never use. There's no HOA and minimal deed restrictions, just land and a home. One thing to note: even without an HOA, some old deed restrictions still apply. We had a client who wanted to build a wedding venue here, and the restrictions, old as they were, didn't allow it. Tracts typically run five acres and up, some over ten, with a true Hill Country setting and lower overhead. Prices range from around $400,000 for five acres with a dated property up to a 20 acre spread with a $2 million custom home. Mission Hills Ranch, down Highway 46, has a section with lots just over an acre, and the price bracket is actually lower than everything else on this list. If you want the acreage lifestyle without the premium tag that comes with a Vintage Oaks or a Copper Ridge, this is worth a serious look. It doesn't get the same attention right now, which means less competition among buyers. Prices range from $560,000 to $860,000.

Hunter Creek is the one the locals know about. It sits close to town, and the lots are wooded and larger than you'd expect given the location. That combination of proximity, trees, and lot size is tough to replicate anywhere else in this market. Here's what tells you everything: even in a slow market, a decently updated home in Hunter Creek will see multiple offers. Buyers who know New Braunfels well gravitate here, and when something comes up, they move on it. Prices range from $750,000 to $1.5 million.

If we had to pick one

We put this question to each other at the end, so it's only fair to share our answers. Hear us make our picks at 7:14.

Michelle went with Hunter Creek, and the reason is location. You're close to everything we do in town, and yet certain lots still feel private. That combination is genuinely hard to replicate anywhere else.

Drake went with Wagner Ranch, and it wasn't close for him. Five acre minimums with exotic wildlife roaming through, think Axis deer and blackbuck, means you can walk out your back door with a cup of coffee and watch wildlife from your porch. No other neighborhood on this list offers that.

That split is the whole point. There's no single best acreage community in New Braunfels. There's a best one for privacy, a best one for amenities, a best one for river frontage, and a best one for value, and the right answer depends entirely on how you actually want to live.
