East vs West New Braunfels: 78130 or 78132?
Should you buy east or west of I-35 in New Braunfels?
It comes down to two zip codes. 78130 is in town: downtown, the historic districts, Gruene, the river, and the master planned communities on the southeast side, with yards measured in feet instead of acres. 78132 is the northwest, Hill Country half: acreage lots, custom builds, gates, and views, at a real premium. Over the last 90 days the median sold price gap between the two ran roughly $225,000. Neither side wins outright. The right one depends on your commute, your lot size priorities, and how you want to spend a Saturday morning.

Ask any two people in New Braunfels which side of I-35 is better and you'll get two confident, completely opposite answers. We've had that conversation with buyers almost every week for years, and it usually starts the same way: someone is scrolling listings and can't figure out why one house sits on a quarter acre near downtown while another one three miles away sits on two acres in the hills, for a very different number.
Here's the honest version, with the map, the money, and the tradeoffs laid out side by side.
The map explains almost everything else
Start with geography, because once the map makes sense, the prices do too.
78130 is the heart of New Braunfels. Downtown, the main plaza, the historic districts, Gruene, the stretch closest to the Comal and the lower Guadalupe, and then east and south toward Lake Dunlap and Seguin.
78132 is the northwest side. You're climbing into the hills toward Canyon Lake. Bigger terrain, more trees, and a lot more space between you and your neighbor.
The simplest way to hold it in your head: 78130 is in town, 78132 is out in the hills. Watch Drake and Michelle break this down at 0:46.
Lot size is the biggest practical difference
In 78130 you're mostly buying a home in a neighborhood or a master planned community. Walkable blocks, tidy yards, and a coffee shop five minutes away.
78132 is where the land lives. This is the zip with the acreage communities we talk about constantly: River Chase, Vintage Oaks, Copper Ridge, and Havenwood. Lots that start around an acre and go up from there. A lot of them gated. A lot of them with real Hill Country views.
If the dream is a shop, some breathing room, and maybe a little wildlife in the backyard, that's a 78132 conversation. We broke down every acreage option in our guide to New Braunfels acreage communities with acre lots, and we toured one of the better single story options in Havenwood at Hunters Crossing.
The housing stock splits the same way. 78130 gives you the widest range in the city: historic homes near downtown with real character, decades of established neighborhoods, and brand new construction in the master planned communities. 78132 skews newer and more custom, with most of those acreage communities built out over the last 15 to 20 years. Less historic charm, more space and privacy.
What the price difference actually looks like
This is where most buyers feel the decision fastest.
As a general rule, 78130 gives you the more accessible entry points in New Braunfels. It's where a lot of our first time buyers and right sizing buyers land, because your dollar stretches further on a standard lot closer to town.
78132 runs higher, and it's worth understanding why. You're not just paying for the house. You're paying for the acre, the views, maybe the gate, and the Hill Country setting. Land carries a premium out here, so the same square footage on two acres in the hills will almost always cost more than that square footage on a quarter acre in town.
In the video we walk through the current numbers. Over the last 90 days, the gap in median sold price between the two zips ran about $225,000. Looking at what's actively listed right now, the median list price sat near $310,000 in 78130 and around $500,000 in 78132, so what's on the market today lines up closely with what's been closing.
Those are snapshots, not permanent facts. Ask us for the current pull before you set a budget, because a 90 day window moves.
The takeaway holds either way. If budget is the driver, 78130 usually gives you more house for the number. If land and privacy are the driver, 78132 is worth the premium, and you go in knowing exactly what that premium buys. Hear us walk the numbers at 3:32.

Daily life, and the commute that decides it
Life in 78130 puts you next to everything New Braunfels is known for. Downtown and the main plaza, Landa Park, the Comal River, Schlitterbahn in the summer, and Gruene Hall when you want live music and a cold drink on a Friday night. If you want a closer look at that side of town, our guide to living in Gruene covers the neighborhoods and what they actually cost.
That pull shows up in the data, too. 78130 keeps landing near the top of the national hottest zip code reports, and it recently came in at number one in the country for people moving in. The price point is a big part of why. It keeps New Braunfels within reach for families leaving more expensive metros.
78132 trades some of that walkability for space and quiet. You're closer to Canyon Lake, closer to the wineries, and closer to the back roads off 46. You come home to darker skies and room to breathe. The tradeoff is a longer drive for groceries, restaurants, and the downtown scene.
Convenience and energy in town, space and calm in the hills. That's the lifestyle line.
Then there's the commute, which quietly decides this for a lot of people. 78130 sits closer to I-35, so whether you're heading toward San Antonio or Austin, you're usually the shorter run to the highway. 78132 puts a few more minutes between you and the interstate because you're up in the hills. For plenty of our buyers out there, that's the entire point. They're trading drive time for setting. But if you're on the highway every single morning, factor it in honestly before you fall in love with a view. Our New Braunfels commute guide has real drive times from both directions. Listen to the commute breakdown at 5:15.
Who thrives where
78130 tends to fit buyers who want to be in the middle of it. First time buyers, people who want walkability and character, and anyone who wants to be minutes from the river, downtown, and the highway.
78132 tends to fit buyers chasing land, privacy, and a view. A lot of our move up buyers are coming from bigger metros and are done with fences ten feet apart. Plenty of our buyers looking toward retirement want the quiet and the space, and they head northwest.
For what it's worth, the two of us are split on this one. Drake takes 78132 for the drive home through the hills and the privacy that's hard to give up once you've had it. Michelle takes 78130 for being close to downtown and Gruene, walking to live music on a Friday night, and the value you get closer to town. Hear both sides at 6:11.
There's no wrong zip code here
There's one that fits how you actually want to live. If that means convenience, energy, and value, 78130 has a spot for you. If it means land, views, and quiet, 78132 is calling.
If you're not sure which one fits yet, that's the conversation we love having. We'll walk you through real listings on both sides, side by side, with current numbers for your budget, and we'll tell you honestly when the side you picked first isn't the side that fits your life.
