Havenwood at Hunters Crossing: Single Story Homes on an Acre
What is Havenwood at Hunters Crossing in New Braunfels like?
Havenwood at Hunters Crossing is a gated New Braunfels community built on acre plus home sites, with community pools, tennis courts, walking trails, and a park inside the gates. It sits right off Interstate 35, roughly halfway between San Antonio and Austin, and it is minutes from downtown New Braunfels and Gruene with Canyon Lake a short drive away. The homes are custom rather than production built, and the single story plans are the ones buyers ask about most, because putting 3,000 plus square feet on one level takes the kind of lot an acre gives you.

Most New Braunfels buyers who say they want an acre are really asking for two things at once. Land, and a house that uses it well.
Those two things fight each other more often than you would think. Plenty of acre lots around here hold a tall, narrow, two story house that could have been dropped on a quarter acre without anyone noticing. You paid for the land and got a footprint that ignores it.
We recently walked a single story home on a full acre inside the gates at Havenwood at Hunters Crossing to show what happens when a floor plan actually takes advantage of the lot. That home is not currently on the market. We toured it as an example of the community, the floor plan style, and the way we market our listings, not as an active listing.
We're Drake and Michelle Carter with The Carter Team at Keller Williams Heritage. Acreage is one of the most common requests we get from people relocating here, and Havenwood comes up in almost every one of those conversations.
Here's what the community offers, what a single story plan on an acre actually gets you, and how to tell whether this pocket of New Braunfels fits how you want to live.
What an acre actually buys you here
The honest answer is not square footage. It is breathing room.
Standing on the covered patio of a Havenwood home, you're looking at your own yard with no neighbor's window pressed against the glass. There are neighbors. You just stop noticing them. That is the entire point of the acre, and it is the part that does not show up in a listing photo.
It also buys you options you have not decided on yet. Room for a pool later. Room for an outdoor kitchen, a fire pit, a workshop, a playscape, or nothing at all if you would rather keep the oaks and the open grass. Land is the one thing you cannot renovate into a property after the fact.

The single story floor plan is the harder thing to find
Acreage in New Braunfels is not rare. A well designed single story on that acreage is.
The home we toured runs 3,422 square feet with four bedrooms, three full baths, and a powder bath, all on one level, built in 2015. Here's what that layout does with the space, and what to look for when you're comparing plans.
A real office, not a nook. Right off the entry, with two doors and actual walls. If you work remote for a company in Austin or Houston, this is the difference between taking a call in peace and having the house walk through your video meeting. See the office layout at 1:03.
A formal dining room that does not have to be a dining room. It sits across from the kitchen, which is what makes it flexible. We have sold homes where that room became a lounge, a home library, a wine and conversation space, or a second living area with the couch and TV, while the main living room stayed a sitting room. Michelle walks through both options at 2:00.
A kitchen positioned as the engine. Big island, a long bar you can walk all the way around, and sight lines that keep whoever is cooking connected to the living room, the breakfast area, and the dining room at the same time. Add a coffee bar, a drop zone off the garage entry, and a pantry deep enough to unload groceries into, and the daily traffic pattern of the house just works.
A second flex room off the kitchen. Glass doors, so it closes off for quiet without disappearing from view. That room becomes a gym, a second office, a playroom, or a game room depending on the week.
A third bedroom with its own full bath and closet. A true private guest arrangement on the same single level as everything else. This is one of the most requested features we see right now and one of the hardest to find in an existing home, because most plans put the extra bedrooms together and share a hall bath.
A primary suite tucked at the back. Bay windows and a wall of plantation shutters looking out over the acre, so you keep the view of the backyard from the most private room in the house. Two sinks, two separate closets, a garden tub, a separate walk in shower, and a door on the toilet room.
Small details carry through the whole home too. Crown molding in every room, plantation shutters throughout, tall ceilings, and an oversized three car garage with workshop space.

Inside the gates at Havenwood
The community is doing as much work here as the house.
Havenwood at Hunters Crossing is gated, with acre plus home sites, mature oaks, and enough spacing between properties that the neighborhood reads as rural even though it is not far from town. Inside the gates you have community pools, tennis courts, walking trails, and a park. Drake covers the amenities at 9:22.
That combination is the reason Havenwood keeps its value with buyers who want acreage without giving up amenities. A lot of acreage in the Hill Country means driving twenty or thirty minutes to reach a pool or a trail. Here you walk to them.
Location is the other half. Sitting right off Interstate 35 puts you close to downtown New Braunfels and Gruene, with Canyon Lake a quick drive out. Both the Comal and the Guadalupe rivers are nearby. You're positioned between Austin and San Antonio, leaning slightly toward the Austin side, which matters if one of you commutes and the other does not. Our New Braunfels commute guide breaks down drive times by neighborhood if that's the deciding factor for you.
One practical note: verify school attendance zones directly with the district for any specific address before you write an offer. Zones get redrawn, and the boundary matters more than the neighborhood name.
Is this the right pocket of New Braunfels for you?
Havenwood tends to fit two kinds of buyers.
The first is relocating here and wants privacy and space without a rural commute or a long drive to anything. The second is an amenity buyer who wants the gate, the acre, and the resort style feel all in one place, and does not want to trade one for the others.
If neither of those sounds like you, that's useful information too. Gated acreage carries an HOA and a price point that other parts of Comal County do not. Our ranking of the top luxury neighborhoods in New Braunfels by buyer demand is a good next stop if you want to see how Havenwood stacks against the alternatives, and our custom home tour at Copper Ridge shows what a comparable acre lot looks like in a different community.
The floor plan is what we would tell you to lead with. Acreage you can find. A single story that uses the acre well, with a dedicated office, a flexible second living space, and a guest bedroom with its own bath, is a much shorter list, and those homes move quickly when they come up.
That is exactly the kind of search we run for clients every week, and it is also the kind of marketing we bring to a listing when it is time to sell one. If you want to see what is currently available in Havenwood at Hunters Crossing or anywhere around New Braunfels, or you want your own home marketed the way this one was, get on our calendar. We'll show you what is on the market, what is coming, and what it actually costs to get an acre behind a gate.
